Home Selling in Plymouth, Priced From the Evidence Up
Before we suggest a price or a single repair, we work out what is really holding the house's value up or down. That means comparable sales, condition and the disclosure items buyers will ask about. Then we market it on those facts and stay with you through closing.

What This Service Covers
We represent sellers on the open market. Our job is to get the house in front of the right buyers at a price the evidence supports, then protect your position through inspections, appraisal and escrow.
Most sales that stall have one root cause. It might be a price set from an old neighbor's sale, a roof or septic question nobody answered up front, or photos that hide what the property actually offers. We look for that cause first, because a price cut rarely fixes a problem that was never about price.
If the property came to you through an estate, see our Inherited & Probate Houses page. If you are selling during a separation, our Divorce Home Sales page explains how we handle two owners.
What We Handle in a Sale
Comparable sales analysis
We pull closed sales, not asking prices, and adjust for lot size, square footage, garage space, outbuildings and condition. You see which sales we used and why we set others aside.
Condition review
We go through the property with you in person or by video and note what a buyer's inspector is likely to flag. Then we sort items into fix now, disclose and credit, or leave alone.
State-required seller paperwork
California asks sellers to report known defects and system condition on a standard state form, answer a supplemental questionnaire about past repairs, neighborhood issues and similar history, and provide a third-party report on fire, flood and earthquake zones. We go line by line with you so nothing is left vague. Complete answers at the start head off most mid-escrow renegotiations.
Marketing and buyer screening
We write the property description, arrange photography and check that offers come with proof of funds or a lender letter before you rely on them.
Offer and escrow management
We compare offers on net proceeds, contingencies and timelines, not just the top number. Then we track every deadline from inspection through appraisal to recording.
Signs It Is Time to Bring Us In
Your price is a guess
If the number in mind came from an online estimate or a sale two years ago, it may be off in either direction. Automated values miss acreage, wells and permitted additions.
You are unsure what to repair
Spending on the wrong fixes is the most common way sellers lose money. We help you separate repairs that change the price from ones a buyer will ignore.
The property sat unsold before
A house that went unsold usually had a specific problem. We find it, whether it was price, presentation or an unanswered question about systems or permits.
Rural systems are involved
Many properties outside town limits run on a private well and septic. Buyers and lenders often want flow and septic inspections, and planning for them early keeps escrow on schedule.
From the First Call to a Recorded Deed
- 1
An initial phone call
You tell us your timeline, roughly what is owed on the loan and what you know about the property's history. No agreement gets signed during that call.
- 2
Assessment and pricing
We review the property by video or in person and build a comparable sales report. You get a recommended price range and the reasoning behind each adjustment.
- 3
Preparation
We agree on which repairs, if any, are worth doing and start the disclosure paperwork. Photography is scheduled once the property is ready.
- 4
Going to market and offers
We market the property, screen buyers and bring you every offer with a written comparison of terms and estimated net proceeds.
- 5
Escrow to closing
We coordinate inspections, the appraisal, repair requests and title work, and we keep you posted on each deadline until the deed records.
What Shapes Your Net Proceeds
The sale price is only half the picture. What you walk away with depends on decisions made before and during escrow. We put estimated net proceeds in writing at each stage so the numbers do not surprise you.
- Pre-sale repairs
- Targeted fixes can raise the price or widen the buyer pool. Unneeded upgrades rarely pay back.
- Inspection credits
- Issues found after an offer often turn into credits or price reductions. Known items disclosed early usually cost less than surprises.
- Commission and closing costs
- Our compensation is set in the agreement before you sign. Escrow, title insurance and county transfer tax are separate and we estimate them up front.
- Payoffs and liens
- Loan balances, any liens and prorated property taxes come out at closing. We confirm these early so the net figure is accurate.
Questions About Selling
Something not covered here? (209) 348-1130
How do you decide what price to recommend?
We start with closed sales of similar properties nearby and adjust for differences such as lot size, condition, garage or shop space, and well or public water. We show you the comparables and the adjustments. The range we recommend comes from that evidence, not from what we think you want to hear.
Do I have to fix everything before selling?
No. Some sellers sell as-is with full disclosure and price accordingly. Others make a few repairs that clearly affect value, like a leaking roof or a failed water heater. We help you weigh each item against what it is likely to return.
Which disclosures does California require from me as the seller?
You report what you know about defects, systems and past repairs on the state's standard seller forms, including a supplemental questionnaire. A separate hazard report from an outside provider shows whether the parcel sits in a mapped fire, flood or seismic zone. We talk through each question with you by phone so your answers are complete and accurate.
Can I keep living in the house while it is for sale?
Yes, many sellers do. We schedule buyer visits around your routine and give you notice ahead of time. A little preparation before photos and visits makes daily life easier during the sale.
How is your commission handled?
It is spelled out in writing in the agreement before anything is signed. We also show how it fits into your estimated net proceeds so you can see the full picture. Ask us about it on the first call.
Do you also work in nearby towns?
Yes. Along with Plymouth, we help sellers in towns such as Sutter Creek, Ione, Jackson and Shingle Springs. Our Service Areas page lists the rest.
