About Our Plymouth Real Estate Practice
We start every sale by finding out what is really going on with the property. That means who holds title, what the loan payoff is, whether a court has to approve anything and what you need from the sale. Then we set the price and plan around those facts.

How We Work Before a Price Is Ever Set
Our time as a real estate agent goes back to 2015, and in 2021 we earned our license as a real estate broker. Across that stretch, one pattern keeps repeating. Sales that go sideways usually had a problem nobody found at the start. It might be a lien that surfaces in escrow, an heir who never signed or a septic system nobody looked at until the buyer's inspector did.
So the first conversation is diagnostic. We review the preliminary title report and ask about loans and any equity lines. We check for a recorded trust or an open probate case. Then we ask what the property itself has going on, from the age of the roof to the condition of the well. You get a plain read on where things stand and which steps come first.
Only then do we talk about price and timing. A sale built on accurate facts tends to close on the date it was supposed to, without a renegotiation in the last week. That is the goal for an estate, a divorce, a straightforward sale or a purchase.
What You Can Expect From Us
Paperwork read before advice is given
With an inherited property, we check whether you hold letters testamentary or letters of administration. We also check whether the estate can sell under the Independent Administration of Estates Act or needs court confirmation. With a divorce, we look at what the judgment or court orders say about the sale. Each answer changes the timeline, so we find it first.
Pricing from the property you actually have
We compare recent sales that match on lot size, water source, septic or sewer, and condition, not just square footage. Foothill properties vary a lot. A comparison that ignores a private well or an older septic tank will miss the mark.
An easy exit before the contract
You can cancel our agreement to sell at any time before the property goes under contract. We would rather keep earning the work than hold you to it.
Disclosures started early
California sellers complete forms such as the Transfer Disclosure Statement and the Natural Hazard Disclosure. We help you work through them early. That way buyers see the known issues up front, and fewer surprises turn into price cuts after inspection.
Where We Work
Our base is Plymouth. We meet clients at our office or by phone and video, which helps when an heir lives out of state or when two parties to a divorce prefer separate calls. We work with sellers and buyers in Ione, Jackson, Sutter Creek, Pine Grove, Rancho Murieta, El Dorado Hills, Cameron Park, Diamond Springs, Buckhorn and Shingle Springs. The Service Areas page has more on each.

Start With What Is Really Going On
Give us a call and walk us through the property, the people involved and the timeline you are working with. We will ask a few pointed questions and explain which item we would look into first, and why.
